Why cycle awareness matters
Dubai's residential market can move through recovery, expansion, oversupply and correction, but districts do not move together. Off-plan sales and completed housing supply occur at different times; review each project's construction progress and expected handover rather than assuming a uniform delivery lag.
An international buyer entering at the top of an expansion phase without a view on the delivery pipeline for 2027–2029 is buying yield and capital growth assumptions that may not survive absorption.
The four inputs that actually matter
Supply: units under construction with expected handover dates, split by district and price band. Public DLD and developer disclosures make this observable at the project level.
Demand: population, household formation, employment, financing and tenancy registrations. Confirm the period and coverage of official releases before treating any single measure as housing demand.
Absorption: inventory relative to sales and leasing velocity within the same district and segment. Asking listings, signed contracts and registered sales are different datasets and should not be compared without checking their definitions.
Rents: the leading indicator. When rents flatten while transaction prices rise, the yield compression is telling you the market is pricing in future growth that must actually arrive.
Where the market sits after Q3 2026
Savills reports approximately 34,500 residential transactions worth AED 70.8 billion in July–September 2026. Transaction counts fell 4% from Q2, while ready-property transactions strengthened and rental activity rose 16%. Headline price movements also reflect the mix of homes sold; they are not a like-for-like measure of every property's value.
Savills identifies more than 525,000 residential units scheduled for delivery in 2027–2030. This is a forecast pipeline, not completed housing: delays, revised launches and population growth will affect actual absorption.
How to use this as a buyer
Do not buy the market average — buy a specific district, price band and product type, each with its own absorption profile.
For off-plan, model your break-even against a scenario where rents are 10–15% lower at handover than today. If the deal still works, you are cycle-resilient.
Prefer developers with delivery track records that span at least one full cycle. Governance and escrow discipline matter more in a decelerating phase than in an expansion.
