A U.S. Investor's Framework for Dubai Property

Cross-border considerations for Florida and other U.S.-based investors evaluating the market.

Nothing here is legal, tax or investment advice. Cross-border ownership is fact-specific; take advice from a qualified U.S. tax professional and a UAE-qualified lawyer before structuring.

U.S. tax and reporting reality

U.S. persons are taxed on worldwide income. Rental income from a Dubai property is generally U.S.-taxable, with foreign tax credits where applicable.

Reporting obligations may include Schedule E, FBAR (for foreign accounts including escrow), FATCA/Form 8938, and potentially Form 5471/8865 depending on structure.

Ownership structure choices

Direct personal ownership is the simplest and most common. It carries UAE estate-transfer implications on death that a U.S.-only estate plan may not cover.

UAE mainland or offshore corporate holding structures exist and are used by some investors — the tradeoff is complexity, cost and additional reporting on the U.S. side.

Currency and repatriation

The AED is pegged to the USD at ~3.6725, which removes near-term FX volatility for U.S. investors. Long-term peg policy is a sovereign decision — do not assume it is guaranteed forever, but do model on the peg.

Rental income and sale proceeds are freely repatriable. Confirm banking arrangements and correspondent bank timing before closing.

A practical sequence

1. Define the objective (yield, capital growth, second home, relocation).

2. Take U.S. tax and estate advice before choosing a structure.

3. Model net-of-all-costs and net-of-U.S.-tax returns, not gross Dubai returns.

4. Complete diligence on the specific asset with a RERA-licensed local broker.
